Project Description:
The Renovation (level 3 alteration) of an existing four story (with unoccupied basement) office building. The existing structure is composed of steel beams and columns, poured concrete floors, as well as non-loadbearing masonry walls.  Scope of work involves extensive demolition, repair, and subsequent fit-out of all floors for use as an office building.  Two existing stair towers and a passenger elevator will be maintained and updated for vertical circulation.  All feasible upgrades to existing stair and elevators shall be made (railing replacement, cab replacement, etc.), short of structural modifications.  All existing interior construction shall be demolished.  New facilities shall include office space, conference rooms, and accessible restrooms an pantries on each floor.

Existing exterior entry ramps, stairs, railings, bollards, and doors will be replaced.  The front existing exterior canopy will be demolished and a new enclosed vestibule will be constructed to improve energy performance of the building.  All glazing assemblies will be removed and replaced with new energy efficient opening systems.  Some window openings will be increased in height to provide additional natural light to the interior while enhancing the exterior esthetics.  Structural repair/reinforcement of any existing damaged building elements (either currently known or uncovered during demolition) shall be provided.

All existing mechanical, electric, and plumbing systems shall be removed and replaced with new.  The building will be upgraded with a new fire suppression system, as currently there are no fire suppression systems in the building.  No changes in overall building use, height, or footprint are being proposed.
