Senior Project Manager
Accountable for the success of a single project or multiple projects
GENERAL RESPONSIBILITIES:
- Consistently administer the Contract with the Owner throughout duration of the project – knowledge of the Contract and Contract Documents is essential
- Know Contract Schedule and Milestone dates
- Total responsibility for the financial tracking and accuracy of project reports
- Work in partnership with the Superintendent(s)
- Lead with energy and provide a good example to team members
- Create an environment that fosters mutual respect and hard work
- Unify the team, promote a positive attitude toward the project and all internal and external clients
- Manage risk by documenting issues to all the correct parties including the owner, designers, subcontractors, and Clemens team
- Make timely decisions and take action
- Engage our subcontractors, client, and designers consistently
- Develop the overall project schedule and timeline for timely delivery of materials and resources
- Set realistic and practical financial and schedule goals for the project; develop appropriate strategies for achieving these goals
- Identify all the internal and external resources (financial and/or human resources) required to complete the project successfully
- Know and understand the Clemens Subcontract Master agreement
- Senior Project Managers are responsible for additional duties including providing coaching and guidance to all team members
- Other duties as assigned
QUALIFICATIONS:
- Bachelor’s degree in Construction Management or related field is preferred
- 10 years’ experience managing projects
- Experience with projects up to $100M
- Experience in multi-family apartment renovation and/or new high-rise construction in an urban environment
- Stable work history
- Strong communication skills; verbal and written
- Knowledge of Procore software is a plus

MEP Coordinator
Accountable for mechanical, electrical and plumbing design and construction coordination from preconstruction through construction, startup, commissioning, occupancy, and warranty
GENERAL RESPONSIBILITIES:
PRECONSTRUCTION
- Assist bidding MEP trades
- Review Contract Documents, making suggestions/modifications as they relate to the MEP trades
- Develop MEP critical path schedule
CONSTRUCTION
- Review MEP submittals
- Review and approve material and equipment for MEP systems prior to installation
- Manage equipment procurement process and track and coordinate equipment deliveries
- Coordinate and track critical path construction and startup activities
- Develop sequences of installation for MEP components
- Organize and conduct project meetings for critical MEP activities and coordination
- Coordinate and manage the quality control process for MEP systems installation
- Inspect subcontractors’ work for quality and to ensure that it adheres to the project’s specifications
- Track and validate progress and report for monthly billing
- Work with subcontractors and design team to provide conflict resolution for MEP issues
- Establish milestones for completion of various systems to allow sufficient time for pre-testing and testing
STARTUP, COMMISSIONING, CLOSEOUT
- Manage startup and pretesting of MEP systems
- Coordinate and support third party commissioning activities
QUALIFICATIONS:
- Bachelor’s degree in Mechanical or Electrical Engineering or equivalent work experience
- 4 years’ experience in Mechanical or Electrical System Construction
- Strong communication skills; verbal and written
- Capable in coordinating and scheduling MEP activities
- Aptitude for problem solving
- Effectively utilize computer and software technology in the performance of duties

Scheduler
Accountable for Project Scheduling and Updates
GENERAL RESPONSIBILITIES:
- Create schedules for Sales and RFP proposals
- Create Contract schedules identifying phasing and contract milestones
- Create Baseline project schedules with Critical Path and Milestones for all projects over $10M
- Create Baseline project schedules for Carpentry Div that align with the General Construction Schedule
- Assist PMs maintaining their own schedules for projects $10M and below
- Update project schedules regularly (weekly/monthly) and identify Progress, Critical Path and Milestones
- Meet with project teams to review schedule progress and changes
- Add delays and project changes to project schedules and new baselines as needed
- Provide regular fundamental and detailed analysis of project schedules
- Ensure formatting of all Schedules is in line with C3 format
- Provide internal training to PMs and Superintendents for project scheduling and 3 week look aheads
- Provide analysis and review of Schedules for litigation
- Assist with scheduling initiatives for project logistic planning
FUTURE GOALS OF THIS POSITION:
- Establish productivity tracking and goals within Schedules
- Increase field productivity with resource loading in schedules and tracking multiple critical paths
- Implement 4D scheduling of logistic plans
- Provide multiple schedule scenarios for project for review and team analysis
- Become a key member in strategy mapping and scheduling complex projects for Preconstruction and Construction
QUALIFICATIONS:
- 5 years’ experience in Project Scheduling
- Strong communication skills; verbal and written
- Capable to walk jobsites
- Effectively utilize computer and software technology in the performance of duties
