University City is seeing several new developments, including several new office buildings, a K-8 public school, and an apartment building at the intersection of Lancaster Avenue, Powelton Avenue, and 37th Street. The 3700 Lancaster project, being built by Clemens Construction Company, began on May 1, 2020, and is scheduled to complete in December 2021.

The 93,000 square foot, 463-unit mixed-use building will be an angled six -story building with 461 rental units and nearly 14,000 square feet of retail space on the first floor. The building’s exterior will feature red brick, large windows, metal panels, balconies, and fiber cement panels. An outdoor pool and courtyard will be located on the south side above the first floor. The building will have a small courtyard and bioretention garden in front on Powelton Avenue. There will be a two-story parking garage with a bike storage and repair station for residents at the lower level at 37th Street and Warren Walk.
