Perryman Construction, in joint venture with LF Driscoll, is leading the construction of a new six-story, 50,000 GSF mixed-use facility at 3935 Walnut Street in Philadelphia. This transformative development marks a major investment in the University of Pennsylvania’s long-term vision for the 40th Street Corridor and reimagines a prominent intersection at the western edge of campus.
Replacing the McDonald’s that served the community for more than 50 years, the new building will include a fully modernized 4,700 SF McDonald’s restaurant on the ground floor. The upper five floors will provide flexible office space to support Penn’s student life operations—freeing up centrally located campus buildings to be repurposed for more student-facing functions.
Perryman and LF Driscoll are applying deep construction expertise and a community-centered approach to deliver a facility that’s as functional as it is future-focused. The building will feature a brick veneer façade and expansive windows to maximize natural light and modernize the streetscape. Custom aluminum storefronts and signage will reflect both Penn’s architectural vision and McDonald’s brand identity.
Once complete, this highly visible project will stand as a symbol of Penn’s commitment to neighborhood investment, inclusive development, and thoughtful design that serves both the university and the surrounding community.
